Australian mortgage holders have another rate change to factor into their household budgets after the Reserve Bank lifted the cash rate target by 25 basis points to 4.85 per cent at its November meeting, effective 4 November 2026.
The move follows the September increase and gives refinancers a fresh reason to test whether their current loan still stacks up, particularly if their lender passes the rise through to variable home loan rates.

The latest decision is not just a one-line rates story. The Reserve Bank’s November commentary pointed to inflation staying too high for longer, with higher fuel costs and broader price pressures complicating the path back to target. It also noted that housing prices have declined and new housing lending has fallen sharply, which means borrowers are facing a market where repayments are rising even as property valuations and lending appetite may be more selective.

Several major lenders have already moved, or signalled moves, on variable mortgage pricing after the RBA decision. That makes this a practical development for borrowers rather than a theoretical policy change. For households on variable rates, the direct issue is the next repayment notice. For borrowers on fixed rates, the immediate payment may not change, but the higher cash-rate backdrop can still matter when a fixed term ends or when comparing split, fixed and variable structures.

For anyone reviewing a refinance, the key lesson from the latest hike is that the advertised interest rate is only the starting point. A lower rate may help reduce repayments, but the result can be weakened by discharge fees, application or settlement costs, package fees, valuation outcomes, a longer loan term or extra borrowing. It may be useful to model scenarios with a Home Loan Refinance Calculator, remembering that calculator results are estimates based on assumptions, not quotes, approvals or personalised recommendations.

The new rate setting also changes the way borrowers may think about buffers. If a lender assesses a refinance using higher repayment assumptions, some households that looked comfortable earlier in the year may now have less spare serviceability. Equity position can matter as well: if local values have softened, the loan-to-value ratio may be less favourable than expected, even when the borrower has a strong repayment history.

As discussed during the recent October mortgage repricing round, refinancing decisions are strongest when they compare the full loan position rather than reacting to a single headline rate. The November hike makes that discipline more important. Borrowers can watch how their lender responds, compare repayment impacts across realistic rate scenarios, and consider whether the current loan features, term and costs still suit their broader financial plans.
